The "ENTAXY" Project - Conceptual Form

Profiling hotels is a widespread, reasonable, and in-demand practice. These are usually sanatoriums, resorts, or enclaves with one goal - to provide pleasure to the client and generate profit.

The "ENTAXY"* project is simple. The philosophy, purpose, marketing differentiation strategy, and potential financial profit are defined.

Conceptual Form of the Investment Project

The project consists of a complex of seven spherical dome buildings. Six hemispheres (let's call them "FABER" modules) have the same shape and area, each with two levels. The seventh hemisphere (let's call it the "VISUM" module) is single-level, has the same shape but with a base diameter twice the size of the "FABER" module. Here is an example of calculations, which can be scaled:

Area of "FABER" Modules

  • Area of the first level: 113 m² (base diameter: 12 m)
  • Area of the second level: 68 m² (base diameter: 9.3 m)
  • Height of the hemisphere above the surface: 5 m
  • Height of the first level: 2.7 m
  • Height of the second level: 2.3 m

Interrelation of Modules

Landscape design is directly related to geodesy, geography, and seismology. The placement of modules relative to each other is open to combinatorics. The modules can be arranged orderly, chaotically, in a straight line, curved, or tied to a geometric shape.

Form

Why do the modules of the art center project have the shape of a hemisphere? Hemispheres are seismically resistant, more resilient to climate changes, and rational in terms of internal space (no corners, creating a sense of larger space). Hemispheres are energy-efficient in both direct and mystical senses, creating harmony through the concentration of spiritual energy.


Philosophy and Purpose

Having lived almost half a century on this planet, identifying myself as an observant individual, I contemplate the paradigms, aspects, and meanings of human existence. My reflections often intersect with or mirror religious and philosophical teachings, aligning with the perspectives of others, ultimately distilling into personal definitions. I won't burden you with these thoughts here—everyone has their own path. However, when providing examples of purpose, I'll reiterate one of my phrases:

Dividing the world into black and white, I highlight with color music, literature, painting, cinema, love, and compassion.

Visual Arts

  • Imagine that the six hemispheres are artists' apartments, with the first level equipped as art studios (with paints, easels, etc.).
  • The second level is a place for rest (sleeping area and other interior designs).
  • Six selected and invited artists arrive at their creative apartments and, over an agreed period, create works of art.

Financial Profit in the Arts

On day X, all our creative guests bring their works to the "VISUM" module, where an exhibition, biennale, auction, or some other form of art marketing event takes place. It is worth noting that Gostev's owns an online auction platform for investment art, which will further support successful sales.

The show must go on. And we simply cannot avoid inviting writers! After a month of typing away on typewriters, visiting the bar for a shot of rakia, and seeking inspiration while gazing at the stars, they will bring their literary vision of the world to the stage of the "VISUM" module. Won't the audience be eager to hear something new, written with ink that has barely dried?

Publishers and copyright holders are determined. In the paradigm of a literary show, the excitement precedes the creation of the work, ensuring mutual benefits for both authors and publishers.

Music

What will Roger Waters want to tell us from the stage of the "VISUM" module, accompanied by Gilmour and a boy from neighboring "FABER" module number 4 who has experienced the horrors of war? What will Leticia Moreno’s violin or Estas Tonne’s guitar play after two weeks of searching for the right notes? Who will perform musical truth for us, and who will simply shy away from creativity and performance, revealing their true lack of talent?

The World of Cinema and a Tribute to the Departed

We will take a pause for the living and showcase the works of the greats who have passed away, leaving us a legacy as a testament. The world of cinema will help us tell the story of the project and the creative search of the participants. Perhaps the viewers will find within themselves love and compassion, changing themselves and the world for the better. The land of Montenegro fosters this.

Calculations and Final Costs

For the calculations, we need to determine the area of the land required to accommodate all seven modules and then calculate the costs of constructing the spheres themselves. For the calculations, we also need to define the cost of land in Montenegro as €100 per square meter and the average construction cost as €1,500 per square meter (including materials, labor, and finishing).

Land Area Calculation

Module Dimensions - «FABER» Module:

  • Base diameter: 12 m (first level).
  • Ground area: circle with a diameter of 12 m → area = πr² = π(6)² ≈ 113 m².

Module Dimensions - «VISUM» Module:

  • Base diameter: 24 m.
  • Ground area: circle with a diameter of 24 m → area = πr² = π(12)² ≈ 452 m².

1. Left Section: Three «FABER» Modules

The modules are arranged in the shape of an equilateral triangle.

  • Triangle side: 36 m (module diameter + distance between modules).
  • Triangle height: √3/2 × side = √3/2 × 36 ≈ 31.2 m.
  • Square width: triangle side + 2 × 12 = 36 + 24 = 60 m.
  • Square length: triangle height + 2 × 12 = 31.2 + 24 = 55.2 m.
  • Square area: 60 × 55.2 ≈ 3,312 m².

2. Central Section with «VISUM» Module

The module has a diameter of 24 m.

  • Width: 27 m.
  • Length: 60 m (same as the square width for the left section).
  • Rectangle area: 27 × 60 = 1,620 m².

3. Right Section: Three «FABER» Modules

The right section is symmetrical to the left.

  • Square area: 3,312 m².

4. Total Area for Construction of the Complex

  • Left section: 3,312 m².
  • Central section: 1,620 m².
  • Right section: 3,312 m².
  • Total: 3,312 + 1,620 + 3,312 = 8,244 m².

5. Adding Parking

  • Width: 60 m.
  • Length: 50 m.
  • Parking area: 60 × 50 = 3,000 m².

6. Total Land Area

  • Construction area: 8,244 m².
  • Parking area: 3,000 m².
  • Total: 8,244 + 3,000 = 11,244 m².

7. Land Cost

  • Price per square meter: €100.
  • Total land cost: 11,244 × 100 = €1,124,400.

Final Costs

  • Land: €1,124,400.
  • Construction: €2,307,000.
  • Total: 1,124,400 + 2,307,000 = €3,431,400.

Profit and Payback Calculation

We will calculate the potential profit based on the sale of paintings created by artists within the project. We will use the following assumptions:

  • Number of artists: 6.
  • Number of works per month per artist: 1.
  • Total number of works per year: 6 × 12 = 72.
  • Average estimated value of one work (conservative estimate): €50,000.
  • Project's share of each sale: 30%.

Revenue Calculation from Painting Sales:

If all 72 works are sold at the average estimated value of €50,000:

  • Total sales volume = 72 × 50,000 = €3,600,000.
  • The project receives 30% of the total sales: Project revenue = 3,600,000 × 0.3 = €1,080,000.

This calculation does not account for the sale of "artworks" such as, for example, a banana duct-taped to a wall sold for $6.2 million by Sotheby's auction house.

Net Profit Calculation:

Operating expenses must be taken into account. Let's assume the following annual costs:

  • Maintenance: €100,000.
  • Operating expenses (management, staff, marketing): €300,000.
  • Total annual costs: 100,000 + 300,000 = €400,000.

Net Profit:

Net profit is the project's revenue minus operating expenses:

  • Net profit = 1,080,000 − 400,000 = €680,000.

Payback Period

The payback period is the time it takes for the net profit to cover the initial costs:

  • Payback period = total costs divided by annual net profit = 3,431,400 ÷ 680,000 ≈ 5.05 years.

Additional Revenue Sources

  • Ticket sales for exhibitions and events.
  • Rentals of space for workshops or other events.
  • Partnership programs with galleries or auction houses.

Works of art set records at major auctions. "The Card Players" by Paul Cézanne, £158.4 million. This painting by Cézanne from the 1890s, depicting two working-class men, was purchased by the Qatari royal family for $250 million (£158.4 million), doubling the previous auction record.
In 2004, at Sotheby’s "Impressionists and Modern Masters of the 20th Century" auction in New York, Paul Gauguin's "Maternity II" (1899) was listed with an "estimate on request," which typically means the price exceeds $50 million. However, the painting did not reach that price; an anonymous buyer acquired this Gauguin piece for "only" $39.2 million. The French artist's painting "Te Burao II" was sold at an auction in Paris in 2019 for €9.5 million against an estimate of €5–7 million.
One of the most famous paintings is "When Will You Marry?" ("Nafea Faa Ipoipo"). Paul Gauguin painted it in his most productive year, 1892, and one of the models was his second wife, the young Tahitian woman Teha'amana. The painting was sold in early 2015 to a private collection for nearly $300 million, and this amount remains one of the largest ever paid for a work of art.

Promotion and Investments

Montenegro is a unique region. It is located in the northern belt of the Mediterranean, which is an area where the Eurasian and African plates meet. The hemispherical shape of the art center is also an anti-seismic feature, ensuring safety in case of earthquakes.

If realized, the art center project will not even require advertising—the world will naturally embrace it along with the names of its participants. The orchestrated process from the selection of artists, writers, and musicians to their arrival is an entire inspiring theater. FABER VISUM will handle the support of advertising and PR tasks.

Gostev's Investments.

The Gostev dynasty owns a unique collection of paintings and is ready to provide it for exhibition in the project. The percentage of profit share for the investor from the sale of artworks is the subject of the agreement.

After bidding farewell to our father in June 2022, following his wishes, our family came to Montenegro to cope with our grief.

The sun, sea, and people of this beautiful country helped us recover from our loss. The golden word *Polako* calmed our hearts, helping us understand the meaning of life without haste and stress. My son Gabriel graduated from school in Montenegro, on June 5, 2023, during the Feast of the Holy Trinity, and was baptized in the Orthodox Church of the Ascension of the Lord in the village of Radovići. He made true friends, godparents, and founded this portal - First Montenegrin.
